Which Finish Suits Your Floor
Most of the garages and basements we do get a flake finish, and there is a good reason for that. Coloured vinyl chip is scattered into the resin while it is still wet, which builds thickness into the middle of the floor, leaves enough texture underfoot that a wet boot grips, and hides the tyre marks and scuffs that a plain colour would put on display within a month.
A solid colour does the opposite, and sometimes that is exactly what you want. A flat, even floor makes a dropped bolt easy to spot and a fresh leak obvious, which is why workshops and mechanical rooms usually ask for one.
Metallic is the decorative option. Pigment is worked through clear resin while it moves, so the finished floor has depth and movement in it, closer to polished stone than to paint. It belongs in a showroom or a finished basement rather than under a truck.
There is no rule saying a building has to pick one. A shop with an office at the front often gets a hard-wearing solid colour through the working area and something better looking where customers stand.
Thickness Is What You Are Really Paying For
This is where quotes differ most, and where they are hardest to compare.
A kit from a hardware store goes down at a fraction of a millimetre. Whatever the box calls it, it behaves like a paint, and it is thin enough that your tyres grip it harder than it grips the concrete. That is why so many of them lift at the wheel tracks in the first year.
A professional flake floor is many times heavier, because the chip layer has real body of its own and the clear coat on top adds more again. An industrial build goes thicker still, and often carries fine aggregate through the top coat for grip.
We put the whole build on the quote in writing, layer by layer, including the primer, the base, how heavily the chip is broadcast and how many clear coats go over it. If a quote does not tell you what is actually going down, there is no way to weigh it against one that does.
Why We Grind Instead Of Etching
Fresh concrete comes with a closed surface. Troweling during the pour pushes the fine material to the top and leaves behind a dense skin, and resin cannot get a grip on it.
We take that skin off with diamond tooling, which leaves an open, slightly rough profile for the primer to lock into. It also lets us see what we are dealing with. Cracks, old glue, previous coatings and soft patches near a drain all show up once the top layer is gone, and every one of them gets sorted out before anything is mixed.
The shortcut is acid etching, and it is behind a great many of the failed floors around here. Acid takes the shine off without properly opening the pores, and it leaves residue that has to be neutralised and washed back out. We do not use it, and we would rather explain why now than be called back in eighteen months.
Why Your Slab Gets Tested First
Every floor we quote gets a moisture reading before we put a price on it, and in this part of Ontario that is not a formality.
Chatham-Kent is a drained lake plain. The land is flat and low, sloping gently north toward Lake St. Clair, and the water table under it is managed rather than natural. The municipality looks after roughly 4,100 municipal drains running something like 4,000 kilometres between them. Take that network away and a great deal of this ground goes back to being wet.
Underneath your slab is heavy Brookston clay, and clay does not let water drain down and away. It holds it against the underside of the concrete instead. Concrete then wicks that moisture upward, and when it arrives beneath a sealed coating with nowhere left to go, it pushes the coating off in bubbles and sheets. Around here that is not a rare failure. It is the usual one.
So we measure. A high reading means a vapour-tolerant primer or a moisture-barrier build rather than crossed fingers, and on the rare slab too wet for any system at all, you will hear that from us rather than finding out the hard way a year later.
Installing Through A Chatham Winter
Chatham sits at the mild end of Ontario, and that helps less than you would expect.
Look at what the thermometer actually does here. Through January the average high is about minus one and the average low about minus seven. In February the average high is a shade above freezing, and in December it is a couple of degrees above. So the slab in your garage does not freeze in December and stay frozen until March. It crosses zero and comes back, over and over, and every time it does, water sitting in the pores expands and pushes. A city that sits at minus thirteen all winter freezes once and holds. Cycling across zero for three months is harder on concrete than a hard freeze ever is.
For us that changes the method rather than the calendar. Epoxy wants around ten degrees in the slab before it will cure properly and can stall below that, while polyaspartic keeps curing a long way colder. So in winter we take the temperature of the concrete rather than the air, heat the building where it needs it, and specify polyaspartic on jobs where an epoxy build would be a gamble. We install right through the winter. We just tell you honestly which system the conditions will allow.
What Does An Epoxy Floor Cost?
Pricing works by the square foot, and the range is wide because preparation is most of the labour.
Across Ontario a professionally installed epoxy floor generally runs about $5 to $9 a square foot. Flake systems sit around $6 to $10, polyaspartic around $6 to $12, and metallic is the dearest at roughly $8 to $12. That puts a standard two-car garage of around four hundred square feet somewhere between about $1,600 and $3,200 for a full professional build.
Heavy preparation adds to it, usually another $1 to $3 a square foot, and it is crack repair, oil contamination and grinding off a previous coating that drives that. Larger floors work out cheaper per foot than small ones, simply because the travel, the setup and the machinery cost the same either way.
Treat all of that as market range, not a quote. What your own floor costs comes down to the state of the concrete, and nobody can tell you that honestly without looking at it.
How Long It Lasts
Professionally installed polyaspartic is generally quoted at fifteen to twenty years, with some systems rated at twenty to twenty-five, and epoxy systems at twenty or more. Those numbers all assume the preparation was done properly, though. A thick floor over a badly prepared slab fails early no matter how good the resin is on paper.
In practice it is the clear coat that wears, because that is the layer taking the boots and the tyres. When it eventually goes dull at the wheel tracks, we can key that layer back and lay a fresh clear over it without touching the build underneath, and the floor effectively starts again.
Floors For Farms, Shops And Packing Rooms
Chatham-Kent farms more land than anywhere else in Ontario, with something like 630,000 acres, more than 2,400 farms and over 20 million square feet of greenhouse behind roughly $1.3 billion a year in farm receipts. That produces buildings a garage specification does not cover.
An equipment shop needs a floor that takes a loaded tractor tyre and does not lift when diesel and hydraulic oil sit on it. Packing and grading rooms get washed daily and have to drain properly without holding anything in a joint. Greenhouse headhouses live with constant water, fertiliser salts and pallet traffic. Chemical and fertiliser stores need a resin chosen against whatever is actually on the shelf.
We build those differently: heavier resin, more thickness, coving carried up the wall wherever a floor gets hosed down, and aggregate through the top coat anywhere it will be wet and busy.
Colours And Finishes
Greys are the most common choice and they take garage light well. Tans and warm browns hide tracked-in dirt better than anything else, which matters more than you might think if your lane is gravel rather than asphalt. Blues and blacks look sharp but show dust faster, so they suit a finished basement better than a working shop.
Chip size changes the look more than the colour does. A large flake reads as a definite pattern while a small one almost disappears into a texture, and we will lay both out at full size so you are not choosing off a card.
Gloss level is a decision too. A full gloss is the brightest and shows every mark, satin is easier to live with day to day, and a matte finish with grit worked through it is the safest underfoot once the floor is wet.
Looking After It
Sweeping or dust mopping is most of the job, because grit ground underfoot is what actually wears a coated floor. Beyond that it wants warm water and a neutral cleaner, and nothing harsh, which will dull the clear coat over time.
In winter, wipe road salt off rather than letting it dry on the surface. The coating will take it either way, but the residue holds moisture against the floor and gets walked into the house. Put a pad under a jack stand or a heavy leg, since point loading rather than overall weight is what dents resin, and keep hot ashes and hot exhaust parts off it.
Once a year, have a look at the wheel tracks. That is where the clear coat goes first, and catching it early is the difference between a recoat and a rebuild.
Why Coatings Fail
Nearly every failed floor we get called out to comes down to one of six things, and they are worth knowing before you buy.
The slab was etched instead of ground, so the coating never keyed in and is now lifting in sheets. Or the slab was wet and nobody tested it, so vapour from below has pushed the floor off in blisters. Or the system was too thin, usually a kit, and the tyres have taken it off where they sit.
The other three are just as common. Something was coated over the top of a floor that was already failing, so the new work is only as well attached as the old work was. The floor was driven on before it had cured, and a tyre lifted the surface while it was still soft. Or a clear epoxy was used somewhere daylight reaches it and has gone yellow, which is the resin behaving normally rather than a defect, and is avoided entirely by putting a UV-stable polyaspartic on top.
